The Land Registry Title Register holds data relating to:

  • Property description.
  • Who owns it.
  • Mortgage lender (if any).
  • Price paid/value stated (if registered since 1st April 2000).
  • Rights of way (not public rights of way) or other rights affecting the property restrictions or other conditions.
  • and provides a wealth of additional property related information.
The Title plan illustrates the extent of the property owned, outlining it in red. And uses other colours to identify rights of way, general boundaries and land affected by covenants.

The Conveyancing Deeds – The title register document will usually refer to Conveyancing Deeds (other important documents) that affect the property.

Conveyancing Deeds/Transfer Documents could provide information about easements, covenants, rights of way, restrictions on land use, boundary responsibility, transfers, and more detailed plans.

The charges register list all of the interests to which the property is subject. These include positive covenants (obligations on the land owner to perform some action such as carry out repairs and maintenance to a shared facility), restrictive covenants (restrictions on what the land owner can do with the land such as not to use it for trade or business or to keep animals), notices and financial charges (i.e. mortgages and secured loans)

Obtain the lease document(s) for any leasehold property.

The Title Register shows subsisting data only. This means that previous ownerships and mortgages are not shown on the current Register. Because there are many reasons why people would want to look at previous entries the Land Registry have made historical Copies of the register and plan available. These are useful to have if you need to see previous ownership details, past charges, and other previous details of the property.

The combination of having a copy of the historical Title Register and an up to date copy of the Current Title Register is helpful in resolving anomalies and checking that the correct Title has been transferred to you as the new owner.
